What is Sealcoating?

This is an excellent question. Not only, ‘what is sealcoating’ but also a lot of people want to know how often they should do their sealcoating.

Basically, sealcoating is the best way to maintain your asphalt driveway or walkway. It not only prevents damage, it makes sure your surfaces looks the best they can. If you want your asphalt to last as long as possible it is imperative that you apply your sealcoating every 3 years and deal with any cracks in between that time.

If you have seen a driveway that is more of a grey color than a solid black color that is because of oxidization. Oxidization happens when you don’t apply your sealcoating and your driveway becomes brittle. This breakdown can possible lead to cracking and damage.

Even the smallest crack can get larger over time especially if ice and water enter that crack. Once a vehicle has gone over that crack over and over and sits on those cracks this can also lead to extensive damage that is expensive to repair. Sealcoating will help eliminate these issues.

Another benefit of sealcoating is that it will create a barrier that will help repel gas and oils from penetrating your driveway and damaging it. This will keep your property looking its best.

Bottom line, if you want your driveway or parking lot to stand the test of time and always look its best makes sure you are sealcoating it. This protective membrane will typically take you a weekend or so to apply (depending on the size of the surface) or better yet you can call a sealcoating professional.
